Where do you get your listings?
We have been working with most private landlords, management companies and real estate companies in the area since 1992. We try to get every rental property that is available so you have the biggest selection to choose from.
Is there a charge for your service?
Yes. In Michigan it is $99 and in North Carolina it is $98.
Is the charge applied to the move in cost?
There are many landlords that will deduct the charge right off of your move in cost. It will tell you on the listings which ones have agreed to do that.
How many listings will I get?
That depends on what you are looking for. We use your specific requirements to pull up every property that matches your needs. You also can get daily updates of any new properties that match your requirements. So the number of homes we may have for you in your area and price range is continually changing.
Do you accept Section 8, ADC, or SSI?
We have a lot of landlords who accept housing programs. If the landlord has specified that they will take it, it will be listed on the printout for you. It's always a good idea to ask the landlord if they accept your certificate if it's not already listed on your printout.
I have bad credit and/or an eviction. Can you help?
We have many landlords that will work with you. Private landlords tend to be more flexible with credit issues and evictions. Not all landlords will do a credit check, and some that do are not always looking for perfect credit.
How soon should I start looking?
We recommend you start looking 30 days before you are ready to move. Most landlords list their properties when they are ready to be shown, and most people find something within a week or two.
How long is the service good for?
Our service is a 30 day service. If for any reason you are still looking for a rental property after 30 days, you can continue using it for 3 additional months at no additional charge.
What is the guarantee? What if I don't find a home?
If after 30 days you are unable to find a rental home, you have the option of continuing to use the service for 3 additional months at no additional charge, or you can request for your refund.
What happens if I find something on my own?
We do ask that you give us 30 days to help you find a rental property. If you were to find something not listed with our service after the first 30 days, there will be a full refund available.
Do you have pictures of the homes?
Not at this time. What most of our clients do is use Google Maps with the address of the home to see a picture of the outside of the home. You can also simply call the landlord to see if they have any photos to e-mail to you. It's still always best to see the house with your own eyes.
Do you drive us around to view the properties?
No, we are not real estate agents. We provide you with the information to lead you to the best deals on the market. The landlords will show you the property, and you will be renting directly from them.
Is there a deposit on the home?
Yes, landlords will require a security deposit plus the first months rent when you move in. Properties with no security deposit required are extremely rare.
Is it going to be hard to find a home that allows pets?
Not at all. Many landlords allow pets. That is something we can specify in your search, that way you only get properties that allow them.
Do you have any short term leases?
Yes, but most landlords say they want a full year lease when they list their properties, however, that is something that you can negotiate with them when you call them.
